March 2026 Market Trends

March 2026 brought a dramatic shift in momentum across the East Bay. If February was about renewed energy and speed, March was about explosive demand, urban resurgence, and a tale of two very different markets.

The headline stealer this month is unquestionably Oakland. Single-family home prices surged 27% year-over-year, with homes selling for a staggering 119% of list price in just 14 days. The urban core is officially back in a big way.

Meanwhile, the Tri-Valley tells a different story. Pleasanton, Dublin, and Danville are showing surprising softness, with double-digit price declines in several segments. This isn't a crashsales volume is actually up in many areas, but it signals that buyers in the luxury suburbs have reached a ceiling on rates and are negotiating harder.

Condo markets are finally waking up across the board. Oakland condos saw days on market collapse by 44%, while Concord condos saw sales explode up 140%. After years of underperformance, attached homes are becoming the affordability play of choice for first-time buyers and investors alike.

Inventory remains a mixed bag. While listings are up in many cities (Oakland SF +7%, San Ramon SF +40%), the months of supply still hovers below two months in most single-family segments. That keeps the market firmly in seller's territory, provided you're priced correctly.

Negotiating leverage is now hyper-local. In Oakland and Berkeley, bring your strongest offer and expect to waive contingencies. In Pleasanton and Danville condos, buyers have room to negotiate and time to think. The days of a rising tide lifting all boats are over, welcome to the micro-market era.
